Thredbo is a snow alpine village located in NSW Snowy Mountains. It is part of the 690,000 hectares that make up the beautiful Kosciuszko National Park. The village base is at 1350 metres. The mountain Slope-side is active all year round with activities like skiing, snow-boarding and mountain bike riding, and the village side of the Thredbo River has Accommodation, restaurants and shops. Thredbo operates year round, and features events and activities in all seasons.
Winter (June Long weekend to October Long weekend) bring snowfalls; this is the busiest season, and management results show that around 70% of property income is earnt in the winter time. 
The spring thaw opens up the walking and biking trails - and when summer arrives, backpacks, walking boots and mountain bikes abound.
Mountain bike season, which runs from November through April, sees a number of competitions and races happening.
During summer there are also music festivals and a complete summer of activities. 
Then along comes Autumn; the landscape takes on a whole new hue with a crisp bite in the air, and winter is soon here again.

Perisher, Smiggin Holes and Guthega


Perisher has become part of the Vail Group, a large real estate and ski field company from the USA. This may open the way for new real estate development to proceed. At this stage Vail has not announced any further plans for the village. Perisher has 50 ski lifts, 1,245 ha of skiable terrain, and 104 km of cross country trails; it is the largest ski resort in Australia. 

Perisher Valley, Guthega, Blue Cow and Smiggin Holes form the Perisher Ski Resort. Perisher Village is located 1,720m above sea level with the resort's highest ski lifted point at 2034m.

General amenities at Perisher in winter include real estate, ski lodge accommodation, snowboard and ski hire, ski schools, ski patrols, snowmaking, lockers and ski storage. Shops, eating facilities, a supermarket, banking facilities, post office, childcare, police and a medical centre are available. The four resorts areas of Perisher are connected by the Skitube, ski trails and chairlifts. .

In summer the area is still a popular destination for bushwalkers, mountain bikers, cyclists and those after a spectacular view!

Any new mountain and village facilities would likely take advantage of the geographic and topographic location of Perisher which virtually guarantees that it receives more snow, over a larger area.

Implementation of the award winning Ski Slope Master Plan would ensure the efficient integration of the original four separate resorts through the modernisation of lifting, an extensive snowmaking system to take skiers from one corner of the resort to the other, under all conditions; and strategically placed on-mountain restaurant facilities to enhance and improve visitor amenity and experience.

For the vision to be realised, the resort will have a heart, the Perisher Village, a mountain village providing a range of entertainment and active and passive activities. A purposeful creation of a range of pleasurable activities that balance recreational, educational, retail and entertainment opportunities.

The Village will significantly define the substance, style and character of the resort, giving it a unique presence that will become a large part of why visitors return, year after year.

The design and functionality of the Village will be of the highest standard so that a long term ambience, quality of experience and an ease of operation is realised, so that it retains visitor appeal and remains environmentally, socially and economically viable for generations.

The chalet gardens are that of the resort and outlined by the pristine waters of the Little Thredbo and Thredbo Rivers offering world class fishing, natural stream fed swimming pools and perfect walking trails. Our friendly neighbour is Kosciuszko National Park, with Perisher Blue and Thredbo, NSW two largest ski fields - all within walking distance or short drive or ride on the Ski Tube.

The land, snow lots, on which you can build your own holiday your custom home and have something always available to stay in when the snow is dumping or the fish are biting.

Crackenback locality - between Jindabyne & Thredbo

Alpine Way

The Alpine Way runs from Jindabyne to Thredbo through beautiful rural valleys drained by the Wollondibby Creek and the Thredbo River. Known as the ‘eastern approaches to Kosciusko National Park’ this area is located in the locality of Crackenback.

With minimum permitted sub-divisions of 100 ha, there are limited titles in the Thredbo valley, and thus are rare. Proximity to Thredbo and Perisher, Kosciusko National Park and the Ski Tube, and Jindabyne, is the big attraction.  

Property is sought after in this area, thus land values in this area are generally much higher than in other rural locations around Jindabyne. But on a busy weekend when there is heaps of traffic you will be so pleased that you don't have to travel back through town.
